Sun Urban City is Hà Nam's most ambitious township — a Sun Group resort urban area anchored by an operating Sun World water park, 18% construction density, and 200 hectares of green and water surface. The honest tradeoff is distance: 60 minutes to central Hanoi makes this a lifestyle base rather than a commuter project, and much of the amenity vision — international school, full hospital, indoor entertainment park — is still under construction.
Homeowner: A well-conceived family township backed by Sun Group's execution, with unusually low construction density (18%) and 200 hectares of green and water surface. The Sun World water park and satellite clinics from Bạch Mai and Việt Đức are already live; the sports complex is nearly finished; Art Residence was delivered on schedule with pink books issuing since January 2026. The honest tradeoffs: the international school and full hospital are still planned rather than operating, Phủ Lý's surrounding neighbourhood remains sparse in established retail, and the 60-minute drive to Hanoi CBD makes this unsuitable for daily commuters.
Investor: The investment thesis is infrastructure-dependent and medium-to-long term. Sun World is live and CT.01 widening is under construction targeting 2027-2028, but the high-speed rail stop at Phủ Lý — the biggest value catalyst — targets 2035. A secondary market exists for Art Residence apartments and low-rise townhouses, but volume is thin outside launch events and apartment yields run below 4% in Phủ Lý. Sun Group backing floors the downside; buyers treating this as a 7-10 year hold tied to infrastructure delivery are the rational profile.
