Eco Retreat is the most green-intensive wellness township within reach of Saigon — a 50-hectare central park, planned on-site K-12 campus, hospital, and onsen from the developer behind the original Ecopark in Hưng Yên. The main compromises are timing and commute: handovers begin Q3 2026, major infrastructure catalysts are months from opening, and peak drives to District 1 take 60-75 minutes.
Homeowner: A solid choice for homeowners who want to trade commute time for space and green. Ecopark has a 10-year delivery track record at Hưng Yên, and this project's 19.5% construction density with a 50-hectare wellness core sets it apart from any comparable township west of Saigon. The catch: the education campus, hospital, and onsen are all still under construction, and peak commute to District 1 runs 60-75 minutes.
Investor: Investment returns hinge on three infrastructure catalysts that are close but not yet open. The Bến Lức–Long Thành Expressway is 88% complete with a September 2026 target; Long Thành Airport targets Q4 2026 commercial operations; Ring Road 3's western Long An section is the lagging item. No resale or rental market exists in Bến Lức yet — the upside is a 3-5 year capital-gain hold modeled on Hưng Yên's appreciation arc, not near-term rental income.
