Vinhomes Golden River is a 25.29-hectare luxury riverside urban complex developed by Vingroup on the historic Ba Son shipyard site in District 1, Ho Chi Minh City. The project comprises 5 high-rise towers (Aqua 1–4 and Luxury 6, 36–50 floors, ~2,693 apartments) and 63 neoclassical riverside villas (The Victory), with an exceptionally low 18.6% construction density. It integrates Metro Line 1 via the on-site Ba Son underground station, Vincom Center Ba Son mall, Saigon Marina IFC (55-floor Grade A+ office tower), Vinschool, and a marina yacht club — forming a self-contained luxury ecosystem on the Saigon River.
Better for long-term living than for investing.
HCMC's best-located luxury project — District 1 center on the Saigon River with Metro Ba Son station inside the complex, now validated by 20.5M riders in its first year. Proven 2-3.5x appreciation since 2016. Now fully sold out from developer and trading exclusively on resale. The only knock: partial pink book issuance (~50% after 8+ years) and aging relative to newer Grand Marina Saigon next door.

End-user: Strong project, above average. Exceptional D1 riverfront location with integrated metro and top-tier amenities, but significantly dragged down by only 50% pink book issuance after 8 years and very high entry price. Scores above Sunwah Pearl (7.7) on location/amenity strength but below VCP (8.3) due to weaker legal clarity and less value for money.
Investor: Good project with meaningful tradeoffs. Outstanding location demand drivers and strong rentability to expats, but the 165-300M/m² entry price limits yield (~3%) and future upside. The 50% pink book gap is a material concern for exit liquidity and financing. Metro catalyst already priced in.
