End-user: Weak for owner-occupiers. Premium pricing in an undeveloped district with limited daily amenities, 13 km from Da Nang center, and a 3-year construction delay. The unique mineral spring concept and beachfront position are attractive but do not compensate for weak surrounding infrastructure, poor school access, and meaningful legal/delivery uncertainty.
Investor: Mixed investment case. Genuine long-term catalysts (Lien Chieu Port, FTZ) but pricing is stretched at 65-90M/m2 — matching Son Tra projects with far better current amenities. No secondary market, 3-year execution delay, and speculative dependence on infrastructure that is 2-5 years away. Only suitable for patient investors with high risk tolerance.
