A 1.72-hectare mixed-use development by Văn Phú Invest in central Huế, at the intersection of Trần Cao Vân and Nguyễn Tri Phương streets. Two apartment towers and 55 townhouses serve around 1,800 residents, positioned between the Perfume River and Huế's pedestrian zone. The project sits at the crossroads of the heritage Citadel area north of the river and the modern urban district to the south.
Better for long-term living than for investing.
The only new-build condo on Huế's heritage pedestrian zone — exceptional walkability, Perfume River views, and no equivalent competition in the city core. The investment case rests on Huế's structural re-rating as a centrally-governed city, but no pricing is public yet and the condo resale market is untested.
Homeowner: A solid choice for homeowners who prize central Huế walkability above all else — the pedestrian zone address puts dining, parks, and cultural landmarks within a 10-minute walk, and Văn Phú Invest brings established developer credibility to a market with no comparable new-build delivery. The main tradeoffs are high ambient noise from the surrounding bar and café scene, seasonal flood exposure from Perfume River proximity, and a Q4 2028 handover horizon with no pricing yet public.
Investor: The investment case is an early-mover bet on Huế's structural re-rating as Vietnam's sixth centrally-governed city — a credible long-term thesis, but with unproven market fundamentals. The pedestrian zone location and 4.5 million annual visitors support a short-term rental argument, yet Huế has no established condo resale market, apartment ownership terms are not yet disclosed, and pricing and sell-through data will not exist until well after launch.
