Sun Group's biggest coastal bet enters its make-or-break month — Beacon freehold sale opens Apr 19 (95-140M/m², only sổ hồng high-rise in area) and expressway goes fully operational Apr 25. Sun World already drawing visitors. But zero deliveries, Casa delayed to Oct 2026, and 2x pricing premium over local market remain real risks.

End-user: Mixed project (6.0-6.9): Blanca City is a visually impressive mega resort with Sun Group's best amenities, but it's fundamentally a vacation property — not a primary residence. 70+ min from HCMC, limited local employment, undelivered construction, and steep pricing (2x local comparables) keep this firmly in the 'suitable for certain buyers' band. Strong for weekend/holiday home seekers, weak for daily living.
Investor: Mixed project (6.0-6.9): Strong developer pedigree and real catalysts (expressway opened, water park operational, airport coming) are offset by a steep entry price premium over local market, seasonal Vũng Tàu rental demand, 50-year condotel depreciation, massive supply (9,383 units), and zero delivery track record. Investment returns depend heavily on Sun Group executing the tourism ecosystem vision.
