Sun Group's 96.6 ha masterplan delivers an operating Sun World water park and 25% construction density, while Lê Quý Đôn Gifted High School 830m away and Vũng Tàu Hospital nearby cover the essentials. The tradeoff: the project is pre-delivery, internal parks and Sun Retail are still planned, and at 10% above the upper-mid peer median, buyers are paying a location premium that requires the full masterplan to justify.
Investor: The investment case is infrastructure- and tourism-dependent, not yet supported by a secondary market. The condotel-dominant product mix (Hải Đăng, Blanca Tower sub-zones) ties yield to Sun Hospitality performance in a seasonally concentrated market; Beacon freehold units offer better resale optionality but have no occupancy track record yet.
