But current reality is brutal: 50km from CBD with ferry-only access (75-90 min peak), active construction site on sea-reclaimed land, no community, no delivered units. The 4.0 location score is the anchor — even with bridge (Q1 2028), peak commute will be 45-60 min. Fits rubric expectation that strong amenity plans + very weak location = 6.0 range. Only suitable for resort-lifestyle seekers who don't need CBD access.
Investor: 5.1 = weak project with notable concerns. Zero current rental income, zero liquidity (no resale market exists), and total dependence on 4 infrastructure projects being delivered on time. Aqua City (Novaland) is the cautionary comparable — similar mega-project with infrastructure delays saw prices drop 30-50%. Vingroup has more resources and government backing, but the 10B+ entry with no income for 2-3 years and no exit for even longer makes this a pure speculative bet.
