Homeowner: Better as a quiet coastal second home than as a full-time base today. Low density, rare street flooding and a beach 0.3 km away are real positives, and long-term ownership is unusual on the island. The tradeoff is a thin daily-life offer: the on-site clinic, school and Koradise Korean Street are still listed as planned in our location data, the nearest hospital is about 6 km away, and Meypearl Harmony is not due until Q4 2027.
Investor: A catalyst-led case rather than a proven-yield one. Tropi City has resale shophouse and villa listings and long-term certificates widen the eventual buyer pool, but quoted rents of 25-35M/month against 9-15B asks imply only about 2-5% gross, and demand is seasonal. Pink books are partly issued and the Oceanic City and Skypark City sub-zones have slipped, so returns depend on APEC 2027 infrastructure landing close to schedule.
