Exceptional amenity package (Sun World water park, AEDAS design, 5-star hotels) and strong developer pedigree, but this is a resort project in Vũng Tàu — 70+ min from HCMC, no metro, seasonal city, all under construction with no delivery or pink books. Not viable as a primary residence for HCMC commuters. Only suitable for those choosing Vũng Tàu beach lifestyle or second-home buyers.
Investor: 5.4 = weak project with notable concerns. Condotel at 75-110M/m² is 2x comparable Vũng Tàu projects (The Maris 42M, Aria VT 40M). 50-year condotel ownership depreciates annually.
